Through thoughtful planning, intentional design, and a commitment to bettering our environmental impact, we have brought a new standard of quality to the Northern Colorado building community.
The Estates at Donath Lake is a progressive community focused on sustainability while remaining connected to the rural history of the land. Born out of our personal commitment of building healthier, more energy efficient homes at the highest level of craftsmanship. It is a small development of 13 distinctly custom homes nestled along the north edge of Donath Lake, just outside the city limits of Fort Collins.
Developed, Designed, and Built

The homes at The Estates at Donath Lake focus on bringing people together while maintaining a sense of privacy and connection to nature. The development consists of 13 estate lots situated across 36 acres. The layout was designed to highlight the natural undulations of each lot and integrate with the surrounding neighborhoods.
Every facet of The Estates at Donath Lake’s design is based on longevity and the fundamentals of environmental stewardship. Some elements are obvious, while others are subtle or unseen, touching on everything from methods of construction and energy certifications to the highest quality finishes in each home. Our homes are beautifully constructed and immediately identifiable.
One of the things that makes The Estates at Donath Lake special is the overall aesthetic of the community. Each of our homes are designed by our in-house architect alongside our design and carpentry team. These homes are truly one-of-a-kind custom homes, creating harmony between timeless character and modern features. There is a distinctness to Black Timber homes, architecturally as well as livability. Every detail in our homes are intentional, making sure living in these spaces is both convenient and comfortable.

The Only Single-Family Community of Passive House Certified Homes In The Country
Energy Conservation
The Estates at Donath Lake is our country’s first single-family community comprised of Passive House certified homes. Passive House is a voluntary set of highly efficient energy building standards. The construction concepts focus on improving indoor air quality and thermal comfort resulting in an almost 90% reduction of overall energy consumption of the home.
architectural style
Unlike much of the architecture that is often associated with energy forward and Passive House certified homes, our focus is to deliver generational homes in any architectural aesthetic, proving that energy goals can be achieved without sacrificing style and performance. Additionally, with the implementation of solar panels, our homes can easily achieve net zero or net positive electric consumption.
Water Conservation
We’ve also created a robust non-potable irrigation system for individual lot use as well as HOA areas. With the use of this non-potable system combined with the intentional use of native landscaping we are also able to help conserve water.

In alignment with our commitment to this project we will not be releasing individual lots for purchase but you can view completed homes below. Black Timber is designing and building all 13 homes which will be offered to the public upon completion.
